How We De-risk Full Planning Permission for Your New Home

Every new home in Ireland needs full planning permission. There is no shortcut and no exemption, so the application has to be right the first time. BuildTech handles all of it in-house, from the first site check to the final decision. 

Here is how the process runs.

Site feasibility and zoning check

Before we draw a line, we confirm the site can take a home. We check the zoning, the planning history, and the local development plan. If a site will not get permission, you find out now, not after you have paid for drawings.

Pre-planning consultation with the council

Where it helps, we talk to the council before we submit. A pre-planning meeting brings up concerns on height, scale, or overlooking early, so we design them out instead of getting refused for them.

Full planning drawings and reports

Our in-house design team prepares the full application: site maps, floor plans, elevations, sections, and any reports the council needs. Complete, accurate drawings keep the council from coming back with requests that add weeks.

Submission and application management

We submit to the right authority, Dublin City Council, Dún Laoghaire-Rathdown, Fingal, or South Dublin County Council, and handle every piece of correspondence. If they ask for more information, we respond inside the official timeframe.

Decision and conditions

We track the application to decision, usually 8 to 12 weeks after submission. When permission comes through, we explain any conditions attached and move the project into technical design and build.
