We build for owner-occupiers who have a site in Dublin and want a fixed cost before they commit. If the site assessment says a project will not work, or your budget and your plans do not match, we say so on day one.
Every new home in Ireland needs full planning permission. There is no shortcut and no exemption, so the application has to be right the first time. BuildTech handles all of it in-house, from the first site check to the final decision.
Here is how the process runs.
Before we draw a line, we confirm the site can take a home. We check the zoning, the planning history, and the local development plan. If a site will not get permission, you find out now, not after you have paid for drawings.
Where it helps, we talk to the council before we submit. A pre-planning meeting brings up concerns on height, scale, or overlooking early, so we design them out instead of getting refused for them.
Our in-house design team prepares the full application: site maps, floor plans, elevations, sections, and any reports the council needs. Complete, accurate drawings keep the council from coming back with requests that add weeks.
We submit to the right authority, Dublin City Council, Dún Laoghaire-Rathdown, Fingal, or South Dublin County Council, and handle every piece of correspondence. If they ask for more information, we respond inside the official timeframe.
We track the application to decision, usually 8 to 12 weeks after submission. When permission comes through, we explain any conditions attached and move the project into technical design and build.
Most refusals are avoidable. On new homes in Dublin, the same handful of problems come up again and again, and each one can be headed off with the right groundwork.
A site that is not zoned for housing, or that has ground or access problems, may never support a home. We check this at feasibility, before any money goes into design.
Designs that ignore the local development plan draw objections and conditions. We design to the plan from the first sketch.
Skip the conversation with the council and you miss the chance to fix problems before they become refusals. We do not skip it.
Missing drawings or the wrong scale trigger a request for more information, and that adds weeks. We submit complete applications.
Not every site in Dublin can take a new home, and that is the first thing we settle. A site needs housing zoning, ground that will carry the build, workable access, and a way to connect water, drainage, and power. Planning history matters too.
