Design, Cost & Planning
Most extension projects go over budget for one reason. The design gets drawn before anyone works out what the build will actually cost. A feasibility consultation fixes that. You get a real budget, a planning check and honest advice first, so nothing is drawn on a hope.

A feasibility consultation is an initial session where we work out what your extension or renovation can realistically cost and achieve, before you spend anything on design. You leave with a real budget range, a clear planning position, and honest advice on your options. Nothing is drawn until the numbers work.
It is the step most homeowners skip and later regret. An architect can draw you a beautiful house extension. What they rarely do is tell you, up front, whether it can be built for the money you have. We start there, whether you are planning an extension or a full home renovation, because a design you cannot afford to build is a design you pay for twice.

If your budget and your plans do not line up, we tell you right away at the consultation. That honesty is the whole point. It is far easier to hear early, when you can still change the scope, the finish or the timing, than after the drawings are done and paid for.
If everything aligns with your budget, we move to our full project management where we do everything, including architectural design, application planning, and construction. Everything we do comes under a budget you agreed on.
BuildTech follows a clear four-step pathway, from initial feasibility through to completed construction, designed to protect your budget and keep your project on track.
Homeowners come to us first because our price, cost & technical design and construction start once we both are both aligned on the final budget. With us, the price you pay always sits between the budget we discussed at our initial feasibility consultation.
It is a different starting point, and it protects your money. You are not paying for a design in the hope a builder can later make it fit the budget. You agree the budget with the builder first, then design to it. That is the whole idea behind feasibility-led costing.
You tell us what you want and what you can spend. We listen for the choices that will drive the cost, and the parts you care most about keeping.
We tell you whether your project is likely exempt or needs a full application, so there are no surprises once the work is underway.
You get a realistic cost range for the work, based on projects we have actually delivered, not a figure pulled from an online calculator.
If the budget and the plan do not match, we say so, and we show you the options that do: a smaller scope, phased work, or a different approach.
A written summary of what we discussed, the numbers, and what to do next. On an on-site visit, that includes a look at the structure and access. No obligation to go further.
Most extension and renovation budgets blow up for reasons that are obvious in hindsight and avoidable at the start. A feasibility consultation catches all four before they cost you.
Commissioning a full design before anyone confirms it fits your budget. The most common, and most expensive, mistake.
A detailed plan that comes back tens of thousands over, forcing a redesign you also pay for.
Applying for permission you did not need, or assuming an exemption you did not have. Both cost time and money.
Budgeting off a per-square-metre figure from a blog, then finding your site, access or spec changes everything.
Feasibility is a common question people ask. Can this project be built, for this money, on this site, in a sensible timeframe? Here is what we assess to answer it properly.
Budget against scope: Whether what you want to build matches what you want to spend
Planning position: Whether your project is exempt or needs planning permission, and how likely it is to be granted
Structural reality: What the existing building and site will actually allow, and what that adds to the cost
A realistic timeline: How long the work will take, planning included if it is needed
A single-storey rear extension is often exempt if it stays under 40m² of floor area and keeps your rear garden above 25m². We confirm it at your consultation.
