How We Manage Planning Permission

If your renovation needs planning, we manage the whole thing in-house so you never deal with the council yourself. Here is how we manage everything internally: 

Feasibility & Exemption Check

We confirm whether your project needs permission or qualifies as exempted development. Many single-storey rear extensions in Dublin do not need planning. We check this right at the start, to save you weeks of waiting and the cost of an application you never needed. 

Pre-planning strategy

Where planning is required, we align the design with your local authority’s development plan and, where it helps, engage the planners informally before we submit.

Planning Drawings & Documentation

Our in-house architectural team prepares every required drawing and supporting report, so the council has no reason to come back for further information.

Submission & Application Management

We submit to the relevant authority (Dublin City Council, Dún Laoghaire-Rathdown, Fingal or South Dublin) and manage all correspondence within the statutory timeframes.

Decision and next steps

We track the application to a decision, usually 8 to 12 weeks, then talk you through any conditions and get your project ready to build.

What Can You Renovate Without Planning Permission in Dublin?

Many renovations and extensions in Dublin qualify as Exempted Development under the Planning and Development Regulations, so no application is needed. The exemptions can be lost if unauthorised works already exist on the property.

Common Exempted Developments for Residential Properties Include:

  • Single-storey rear extensions up to 40m² (combined with any previous extension), provided the rear garden stays above 25m²
  • Internal reconfigurations and layout changes that do not alter the external appearance
  • Rewiring, replumbing and re-plastering as part of an internal renovation
