If your renovation needs planning, we manage the whole thing in-house so you never deal with the council yourself. Here is how we manage everything internally:
We confirm whether your project needs permission or qualifies as exempted development. Many single-storey rear extensions in Dublin do not need planning. We check this right at the start, to save you weeks of waiting and the cost of an application you never needed.
Where planning is required, we align the design with your local authority’s development plan and, where it helps, engage the planners informally before we submit.
Our in-house architectural team prepares every required drawing and supporting report, so the council has no reason to come back for further information.
We submit to the relevant authority (Dublin City Council, Dún Laoghaire-Rathdown, Fingal or South Dublin) and manage all correspondence within the statutory timeframes.
We track the application to a decision, usually 8 to 12 weeks, then talk you through any conditions and get your project ready to build.
Most delays can be avoided with the right preparation. These are the usual reasons, and how we keep them off your project:
A missing drawing or the wrong scale leads the council to request more information, which can add weeks to your timeline.
A design that clashes with the development plan, on height, scale or overlooking a neighbour, invites objections or extra conditions.
Submitting without talking to the planners first wastes the chance to fix problems before they become reasons for refusal.
Applying for full permission when the work is actually exempt wastes time and money. We confirm the right route for you at the very start.
Many renovations and extensions in Dublin qualify as Exempted Development under the Planning and Development Regulations, so no application is needed. The exemptions can be lost if unauthorised works already exist on the property.
