Feasibility First

Know Your House Renovation Cost Before You Commit

Most renovations start with hope and a rough number. Then the quotes land, and the rough number becomes higher than you expected. But everything we do is transparent.

A BuildTech
feasibility consultation prices your renovation before any design begins. We look at the things that quietly wreck budgets: the structure, the wiring, the plumbing, and the gap between a basic finish and the one you actually want. You leave with a written cost plan, a real figure, and the work it covers.

  • Transparent consultation fee, agreed before we start: €200 by phone or €500 at your home
  • Structural costs settled at the start, so nothing ambushes you mid-build
  • A written cost plan in your hands before you sign a contract

Why BuildTech

Why Choose BuildTech for Your Renovation in Dublin?

The most useful thing a builder can tell you is when not to spend. And we do this every time.

BuildTech is a specialist renovation company in Dublin that takes on whole-home projects from €100,000, and we turn down the ones that will not deliver for the budget. Saying no to the wrong projects is exactly what keeps the right ones on track, from first costing to certified completion.

  • We are a specialist contractor focused only on renovations and extensions
  • The cost agreed before design, so your project stays achievable from day one
  • Every project signed off by an independent chartered engineer on completion
How It Works

Our Planning Application Process

BuildTech manages the full planning permission process from initial feasibility through to decision. Every stage is handled internally — there are no third-party handoffs that cause delays or miscommunication.

Feasibility & Exemption Check

We confirm whether your project requires planning permission or qualifies as Exempted Development. Many single-storey rear extensions in Dublin do not need planning — we establish this clearly at the outset, saving you time and fees.

Pre-Planning Strategy & Local Authority Engagement

Where planning is required, we develop a pre-planning strategy aligned with the relevant local authority's development policies. Where appropriate, we engage with the planning authority informally before submission to identify potential issues early and reduce the risk of refusal.

Planning Drawings & Documentation

Our in-house architectural design team prepares all required drawings — site location map, site plan, floor plans, elevations, and sections — along with any supporting reports and compliance documentation. Accurate, complete documentation reduces the risk of requests for further information from the council.

Submission & Application Management

We prepare and submit the full application to the relevant local authority — Dublin City Council, Dún Laoghaire-Rathdown, Fingal, or South Dublin County Council. We manage all correspondence and respond to any requests for further information within the statutory timeframes.

Decision Monitoring & Next Steps

We monitor the application through to decision — typically 8–12 weeks from submission. On receipt of planning permission, we advise on any conditions attached and prepare the project for the next stage: cost and technical design, or construction if design is already complete.

Common Issues

What Can Cause Delays or Refusals in Planning Applications?

Delays and refusals in planning applications are almost always avoidable with proper preparation. The most common causes in Dublin are:

Incomplete documentation

Missing drawings, incorrect scale, or absent site information trigger requests for further information — adding weeks to the process.

Policy conflicts

Designs that don't align with the local development plan — on height, scale, overlooking, or amenity — attract objections or conditions.

No pre-planning engagement

Submitting without checking with the planning authority first misses an opportunity to identify issues before they become formal refusal reasons.

Wrong application type

Applying for full permission when the works are Exempted Development — or vice versa — wastes time & money. We confirm the correct route at feasibility stage.

Exempted Development

What Can You Build Without Planning Permission in Dublin?

Many home extensions and improvements in Dublin qualify as Exempted Development under the Planning and Development Regulations — meaning no planning application is required. However, exemptions are subject to specific conditions and can be lost if previous unauthorised works exist on the property.

Common Exempted Development for residential properties includes:

Not sure if your project needs planning?

BuildTech confirms planning status as part of every feasibility consultation — before any design fees are committed. If your project is Exempted Development, we will tell you clearly and save you the cost of an application.

Common Questions

Frequently Asked Questions

A whole-home renovation of a typical semi-detached house starts from €10,000. The final figure depends on the structural work involved, the condition of the existing wiring, plumbing and heating, and the level of finish you choose. A BuildTech feasibility assessment gives you an accurate, project-specific cost before you commit to any design or construction.
Renovating existing space is usually cheaper per square metre than extending, because an extension adds new foundations, walls and roofs. Extending works better when you need more floor area rather than a better use of what you already have. Most whole-home projects combine both, and a feasibility consultation tells you which mix delivers the most value for your budget before you commit to a design.
Most internal renovation work, including structural alterations, layout changes, rewiring and replumbing, does not require planning permission. You usually only need it if you extend the building, significantly change its external appearance, or the property is a protected structure or sits in a conservation area. BuildTech confirms your planning status at the feasibility stage of every project, before you spend on design.
BuildTech's minimum project value is €100,000. We focus only on whole-home renovations and extensions, not partial or cosmetic-only work, single-trade jobs, or projects below this threshold. If your project sits under this value, we tell you clearly at the outset, so you are never left guessing where you stand.
Yes. BuildTech is fully registered and insured. We are members of the Construction Industry Federation (CIF), registered with the Construction Industry Register Ireland (CIRI), accredited by the Chartered Institute of Building (CIOB), and registered with the Sustainable Energy Authority of Ireland (SEAI) for energy upgrade works. Every project is certified by an independent chartered engineer on completion, so your renovation meets the required building standards.
