The Single Most Cost-Effective Home Improvement in Ireland

Improving your home’s insulation is the single most cost-effective energy upgrade you can make. Proper insulation reduces heat loss, cuts energy bills, improves comfort in winter and summer, and significantly increases your home’s BER rating — which affects its value and mortgageability.

SEAI grants make insulation upgrades significantly more affordable. As SEAI registered contractors, BuildTech manages the grant application on your behalf — and confirms the net cost to you before any work begins.

  • Energy assessment — existing insulation levels reviewed and upgrade options identified
  • SEAI grant application managed on your behalf — grant amounts confirmed at outset

External Wall, Attic, Floor, and Cavity Wall Insulation — All In-House

BuildTech installs all types of residential insulation in-house — external wall insulation (the most effective for older Dublin homes with solid walls), attic insulation, floor insulation, and cavity wall insulation for cavity-wall properties. We advise on the most appropriate solution for your home type.

Every insulation installation is carried out by qualified installers, and the completed works are eligible for a BER assessment to demonstrate the improvement in energy performance.

  • External wall insulation — most effective for pre-1940s Dublin homes with solid walls
  • Attic insulation — the highest-impact single measure for most Dublin homes
  • Floor and cavity wall insulation — where construction type permits

Not sure what your home renovation will cost? We give you full cost clarity before you commit to anything.

Why BuildTech

Why Choose BuildTech for Home Insulation?

BuildTech is SEAI registered for all types of residential insulation. We assess your home’s insulation needs, manage the SEAI grant application, and install the appropriate solution — all through a single contractor.

We recommend the most appropriate insulation solution for your home type — not the most expensive option. If your home is not suitable for a particular insulation type, we will tell you clearly and advise on alternatives.

  • We do not progress projects without a clear, agreed budget — always
  • SEAI registered — full grant application managed on your behalf
  • Honest assessment — we recommend the right solution for your home type
  • Cost confirmed before work begins — total cost confirmed before work begins
  • BER certificate available on completion to confirm improved energy rating
How It Works

Our Planning Application Process

BuildTech manages the full planning permission process from initial feasibility through to decision. Every stage is handled internally — there are no third-party handoffs that cause delays or miscommunication.

Feasibility & Exemption Check

We confirm whether your project requires planning permission or qualifies as Exempted Development. Many single-storey rear extensions in Dublin do not need planning — we establish this clearly at the outset, saving you time and fees.

Pre-Planning Strategy & Local Authority Engagement

Where planning is required, we develop a pre-planning strategy aligned with the relevant local authority's development policies. Where appropriate, we engage with the planning authority informally before submission to identify potential issues early and reduce the risk of refusal.

Planning Drawings & Documentation

Our in-house architectural design team prepares all required drawings — site location map, site plan, floor plans, elevations, and sections — along with any supporting reports and compliance documentation. Accurate, complete documentation reduces the risk of requests for further information from the council.

Submission & Application Management

We prepare and submit the full application to the relevant local authority — Dublin City Council, Dún Laoghaire-Rathdown, Fingal, or South Dublin County Council. We manage all correspondence and respond to any requests for further information within the statutory timeframes.

Decision Monitoring & Next Steps

We monitor the application through to decision — typically 8–12 weeks from submission. On receipt of planning permission, we advise on any conditions attached and prepare the project for the next stage: cost and technical design, or construction if design is already complete.

Common Issues

What Can Cause Delays or Refusals in Planning Applications?

Delays and refusals in planning applications are almost always avoidable with proper preparation. The most common causes in Dublin are:

Incomplete documentation

Missing drawings, incorrect scale, or absent site information trigger requests for further information — adding weeks to the process.

Policy conflicts

Designs that don't align with the local development plan — on height, scale, overlooking, or amenity — attract objections or conditions.

No pre-planning engagement

Submitting without checking with the planning authority first misses an opportunity to identify issues before they become formal refusal reasons.

Wrong application type

Applying for full permission when the works are Exempted Development — or vice versa — wastes time & money. We confirm the correct route at feasibility stage.

Exempted Development

What Can You Build Without Planning Permission in Dublin?

Many home extensions and improvements in Dublin qualify as Exempted Development under the Planning and Development Regulations — meaning no planning application is required. However, exemptions are subject to specific conditions and can be lost if previous unauthorised works exist on the property.

Common Exempted Development for residential properties includes:

Not sure if your project needs planning?

BuildTech confirms planning status as part of every feasibility consultation — before any design fees are committed. If your project is Exempted Development, we will tell you clearly and save you the cost of an application.

Common Questions

Frequently Asked Questions

SEAI grants are available for external wall insulation (up to €8,000 for a detached house), attic insulation (up to €1,500), cavity wall insulation (up to €1,700), and floor insulation (up to €3,500). The exact grant amount depends on the property type and size. BuildTech confirms your eligibility and manages the application.
It depends on your home's construction type. Pre-1940s Dublin homes typically have solid walls — external wall insulation is the most effective solution. Post-1940s cavity-wall homes can benefit from cavity wall insulation. Attic insulation is the single highest-impact measure for most Irish homes regardless of construction type. BuildTech assesses your home and recommends the most appropriate solution.
External wall insulation of a typical Dublin semi-detached house typically costs €15,000 to €30,000 gross, before the SEAI grant of up to €8,000 is applied. Attic insulation typically costs €1,500 to €3,000 gross before grants. BuildTech confirms the net cost — after all applicable grants — before any work begins.
Attic insulation typically takes 1 day. Cavity wall insulation typically takes 1–2 days. External wall insulation takes 2–6 weeks depending on the size of the property. BuildTech will confirm the programme before work begins.
External wall insulation changes the external appearance of the home — it adds thickness to the walls and is finished with a render coat that can be coloured. Most homeowners find the finish improves the appearance of their home. Attic, floor, and cavity wall insulation have no visible external impact.
