We focus on full home renovations which may or may not include an home extension, attic conversion, insulation or deep retrofit elements.We first go through a simple project questionnaire with the homeowner either online or by phone to establish if your project is compatible with our process and team set up.If your project is a match to our services and the process, we will then set up a home visit & consultation with our pre-construction manager. During the site meeting, the project will be discussed in greater detail to establish a project brief, it will be established if any issues arise with planning or if a structural engineer’s input is required. Upon establishing the outline brief, project estimates will be provided for each of the elements of the project.If the estimates are inline with your project budget then we will proceed to the design stage. Here a breakdown of the design fee is provided which would typically range from €1,500 – €2,500 depending on the size and complexity of the project.Our home consultation fee starts from €200 + VAT and also depends on your project scope and what you’d like to cover in the consultation.
On acceptance of the design fee, we will organize a survey of your project which will allow us to produce a set of existing floor plans. We then work with you to confirm internal layout changes and general arrangements (concept design).We then move on to the technical drawings including electrical layouts, heating and plumbing specifications, home renewables, finishes, etc (Detailed Design). Upon completion of the detail design, we will provide full costs for the project as documented on the drawings. We can also work with you on value engineering options should the project costs come in over budget.
When project costs and scope are agreed, we then work with you to agree a start date for the works.In preparation for the start date, we will set you up on our client portal (project management system), & you will be issued login details.Our best-in-class project management system allows all projects documents to be uploaded, including budgets, programmes, contracts, specifications etc.Once you are set up on our system, we then move to placing orders for the items with longer lead times. Following this, we move to mobilization and site set up. You will then be assigned a Project Manager and Project Administrator who will look after your project until handover.
