The most common choice. A rear extension opens the back of your bungalow to the garden, ideal for a larger kitchen and living area. It usually adds the most space for the least disruption, and many single-storey rear extensions are exempt from planning.
A side extension uses the space beside your bungalow, and a wraparound combines side and rear for an L-shaped, open-plan layout. This suits wider plots and adds room in more than one direction, while keeping the front of the house unchanged.
The roof over your extension is a cost and design decision. A flat roof, often with rooflights, is a clean and cost-effective modern option. A pitched roof sits more naturally on a traditional bungalow. We advise which fits your home and your budget at the feasibility stage.
In some cases you can extend up rather than out, turning a bungalow into a two-storey or dormer home. This needs a full structural assessment of the existing foundations, and almost always needs planning permission. We check whether your bungalow can take it before you commit.
We monitor the application through to decision — typically 8–12 weeks from submission. On receipt of planning permission, we advise on any conditions attached and prepare the project for the next stage: cost and technical design, or construction if design is already complete.

In many cases, yes. Under current rules, a single-storey rear extension up to 40 square metres can be exempt from planning permission, provided it meets the conditions on height, boundaries and remaining garden space.
Not every bungalow qualifies, and going up or extending to the front usually needs permission. We confirm your exact position at feasibility.
