What is the SEAI deep retrofit grant?
The SEAI deep retrofit grant is a financial incentive from the Irish Government to encourage householders to upgrade their homes to a higher energy performance rating. The grant aims to help reduce Ireland’s reliance on fossil fuels and meet our carbon reduction targets under the Paris Agreement.
Under the scheme, eligible householders can receive a grant of up to €8,000 to cover the cost of different energy efficiency improvements. These improvements must achieve a minimum energy performance improvement of 25%.
The suitable measures include external wall insulation, attic insulation, solar PV, underfloor heating and heat pumps. A complete list of eligible measures can be found on the SEAI website.

Know Your Eligibility for Deep Retrofit Grant in Ireland
Householders must first complete a Home Energy Assessment to be eligible for the grant. This assessment will identify the energy efficiency improvements that are most suitable for your home and will provide you with an estimated cost and carbon saving for each measure. You can then decide which measures you would like to implement and apply for the grant.
The grant is worth up to €8,000 and will cover up to two-thirds of the cost of the improvements. The remaining fee can be covered through low-interest loans available from your local authority or the Sustainable Energy Authority of Ireland (SEAI).
There are three categories in which you might fall and avail of the grant:
Free Energy Upgrade
Fully funded by SEAI – All home upgrade costs covered. It’s for homes built and occupied before 2006 for insulation and heating systems.
One Stop Shop Service
Part funded with SEAI grants – Based on set grants per measure. It can be 45 – 50% of the cost of a typical family home. For homes built and occupied before:
- 2011 for insulation and heating controls
- 2011 for renewable systems
- All homes must complete a minimum level of energy upgrades and achieve a minimum BER rating of B2
Individual Energy Upgrade Grants
Part funded with SEAI grants – Up to 80% of the upgrade cost for a typical family home. For homes built and occupied before:
- 2011 for insulation and heating controls
- 2021 for heat pumps and renewable systems
